The Residence

Finished, fenced, and done.

Most of what comes to market in this price band in Nesconset asks you to take something on — a kitchen, a bath, a roof, a yard. This one does not. It has been taken down and rebuilt, and the work is finished, permitted and signed off. There is nothing left on the list.

The house sits behind Graham Place rather than on it, reached by its own drive, which is the first thing you notice and the thing that stays with you. The lot is a level quarter acre, cleared, graded and wrapped in white vinyl fencing, with a mature tree line closing the back. A wide new deck with built-in bench seating steps down into it through fresh beds of shrubs and stone edging. It is a genuinely private yard on a street of eleven parcels, which is not a thing this market produces often.

Inside, the main level runs open — a vaulted living room at the front, then kitchen and dining as one room behind it. The kitchen is white shaker cabinetry with quartz counters, a tiled backsplash, a full stainless suite and recessed lighting throughout. A bedroom and a full bath sit on this floor, which handles guests, a parent, or a home office without anyone going upstairs. An oak stair with a turned rail leads to two more bedrooms and the second full bath, this one with a tiled walk-in shower.

Below all of it is a full basement — unfinished, dry, clear-spanned, with new mechanicals in the corner. It is not counted in anything on this page, and it roughly doubles the footprint you could eventually use.

Tour & Plans

Walk it before you walk it.

A full Matterport capture of both floors, scanned August 10. Move room to room, look up at the vaulted ceiling, open the doors. Every dimension below was measured from that scan.

Areas are the measured floor polygons from the 3D scan. They exclude wall thickness, the basement and any unscanned space, so they read lower than gross living area — treat them as room proportions, not as a square-footage figure. Verify all measurements independently.

Location

The quiet middle of Smithtown.

Nesconset takes its name from the Algonquian for "second crossing," and it was one of the last corners of Smithtown to be built out — it was too heavily wooded to be worth clearing early. That history is still the character of the place: mature trees, quiet interior streets, and almost no through traffic.

Practically, it sits in the middle of everything. The library and the community park are both inside a mile. Lake Ronkonkoma and its county beach are a mile out. Smith Haven Mall and the Route 347 corridor — Trader Joe's, Whole Foods, Uncle Giuseppe's, the restaurant row — are under three. And Ronkonkoma station, the Main Line, is 2.8 miles away: the fastest branch on the LIRR and the reason people commute from here rather than further east.

The Numbers

What Nesconset has been paying.

Seven three-bedroom houses in the Smithtown school district closed in Nesconset over the last nine months. They are listed here so you can see the field for yourself rather than take anyone's word for it.

The column that does not appear in the table is the one that matters most over thirty years. The median annual tax bill across those seven is $11,924. This house is billed at $7,631 — roughly $357 a month less, every month, before you have paid a dollar of principal.
